The house is two storey and currently configured as a two
bedroomed property with a large yard and garden of around 1,500
square meters. The property is off the center of the village and
access is via a tarmac road. The property has recently had a
replacement roof, until last year it was used as a summer holiday
home. The village is serviced with shops, fabulous kennels and a
post office, with a regular bus service to local towns Elhovo,
Bolyarovo and to the Black Sea coastal city of Burgas. There is a
very good community in the village consisting of Bulgarians and a
number of integrated British residents who enjoy excellent relations
with their Bulgarian neighbours and are on hand to help each other
when needed but do not live in each other`s pockets. The city of
Yambol is a 40 minute drive and has all the services you will need,
supermarkets, internet providers, Hospitals, Dentists and an
excellent veterinary practice.
On each floor all rooms lead off a central hallway.
The ground floor is entered via a vestibule, ideal for wet weather
gear.
Downstairs there is a snug which could be used as a dining room
but can double as a guest room with the sofa bed.
The kitchen is fitted with basic units and has a cooker, fridge and
washing machine. .
From the downstairs shower room there is a door leading to another
room. This has been used as a storage facility for work tools along
with bottles and jars of preserves. Although the window to this room
has been blocked, it would make an ideal site for a hot water central
heating system furnace, it would be very easy to re open the window
to create a door access enabling collection of wood from the outside
store and bringing it to the furnace with no mess or disruption to the
main living areas of the property.
Stairs leading to the first floor are currently external, however many
people with this design of house have enclosed this stair way
bringing it into the main body of the house.
The first floor is a similar layout to downstairs, an entrance hall way
with doors leading to two bedrooms, a living room and an upstairs
cloakroom.
Externally the property has outbuildings, one is substantial and has
many possibilities, the other has been used for the storage of wood
and animal pens. The rear of the property has been hard landscaped
and as such is very easy to maintain. There is a strip of garden area
behind which is a large paddock that has been used for grazing.
There is sited a well from which plants can be watered, the house
itself is plumbed and wired and services have been reconnected.
